Basement Egress Window Wells

Overview

Since 2000 the International Building Code (IRC) requires that every basement bedroom or basement living space have at least one emergency exit, exiting directly to the outside. An operable window with a clear opening of 5.7 square feet to act as an egress window (escape window) in the event of an emergency meets this requirement. In addition to the 5.7 square foot requirement, these windows must also have a clear opening, (inside frame to frame) measuring a minimum of 20"wide and 24"high, (NOTE: 20"x 24"doesn't equal 5.7sq. ft.).

The code also requires that the maximum allowable distance from the floor to the window sill is no more than 44 inches in order to be acceptable as an emergency escape or egress window.

It also requires an egress window well that has a minimum of 9 square foot of surface area and a 36 inch projection off the foundation wall. Any egress window well that is deeper than 44"must have either a ladder or steps to allow safe exit.

The one piece REDI-EXIT® Economy Series Basement Egress Window Wells are constructed from heavy 18 gauge (.0475") galvanized (90G) corrugated steel, that is painted white on the inside and tan on the outside.

REDI-EXIT® Compact Series Window Well

The REDI-EXIT Compact Series Basement Egress Window Well is just 9.5 square feet in size, making it the smallest egress window well available on the market that meets the IRC code requirement of 9 square feet minimum and 36 inch horizontal projection. The well's interior dimensions are 37 1/2"wide x 36"deep x 60"high. The 60" height can be cut down to any size needed. This well is used when space to install an Egress Well is limited in either width or depth.

REDI-EXIT® Wellcraft™ Egress Well - Model 2060

The Wellcraft™ Basement Egress Well Model #2060 is constructed from gray polyethylene with UV inhibitors to reduce fading. Egress steps are molded in, for ease of exit.

This one piece tapered egress well's inside dimensions are 56"wide at its narrowest point, 36"deep and 60"high. An optional 12"extension is available and up to a maximum of two extensions can be added to increase the well height to either 72"or 84"high.

A clear polycarbonate cover is also available.

This Egress Well is designed to work with Basement Egress Windows in sizes up to 48"wide.

Wellcraft™ Modular Basement Egress Well - Model 5600

The Welcraft Modular Basement Egress Well Model #5600 is a light weight easy to handle modular window well system that is made of gray colored polyethylene with UV inhibitors to resist fading.

This Egress Window Well is 52" wide, and 37.5" front to back. One module has an overall height of 20 7/8"; each additional snap on module adds 14" to that height. A total of 5 modules can be put together to achieve a maximum height of 76 7/8".

This Egress Well has a molded-in ladder for safe and easy exit from the basement. Predrilled mounting flanges allow direct attachment to the foundation.

A well clear polycarbonate cover is also available.
